Experts are observing a shift in demand: rather than focusing exclusively on well-known premium locations, many buyers are now looking for alternatives that offer better value for money, more living space and a more authentic Spanish way of life.
Several municipalities are therefore emerging as new demand hotspots on the Costa del Sol.
Marbella remains a luxury hub – but buyers are looking further afield
Marbella remains the best-known name on the Costa del Sol. The city is internationally associated with exclusive villas, luxury marinas, golf courses and an upscale lifestyle. Buyers from the United Kingdom, Germany, Scandinavia, the Netherlands and other countries continue to invest in the region.
However, this strong demand comes at a price: property prices in Marbella’s most sought-after areas are now among the highest along the entire Spanish Mediterranean coast.
Many buyers who are still looking for the Costa del Sol lifestyle are therefore turning to neighbouring municipalities. There, they often find larger apartments and houses, modern new-build developments and excellent infrastructure – frequently at much more attractive prices.
Estepona is emerging as an alternative to Marbella
One of the municipalities benefiting particularly strongly from this development is Estepona.
The town west of Marbella has undergone significant changes in recent years. Its historic old town with flower-filled streets, the seafront promenade and numerous new residential developments have made Estepona a popular destination for international buyers.
An increasing number of people now see the town as a quieter alternative to Marbella – offering a similar quality of life but with a more relaxed atmosphere.
Modern apartments with sea views, residential complexes with communal pools and properties close to the beach are particularly sought after.
Mijas Costa stands out for its location and quality of life
Mijas Costa is also one of the winners of this current development.
The municipality is strategically located between Málaga and Marbella and combines several advantages: easy access to Málaga Airport, numerous beaches, excellent infrastructure and a wide range of residential areas.
The region is becoming increasingly popular, particularly among families and people looking to move to the Costa del Sol permanently.
While Mijas Pueblo continues to attract visitors with its traditional Andalusian character, Mijas Costa offers modern residential options right by the sea.
Fuengirola: Beaches, infrastructure and international demand
Fuengirola is no longer just considered a traditional holiday destination. The town has developed into an important residential location.
The combination of kilometres of beaches, restaurants, shopping facilities, public transport links and its proximity to the airport makes Fuengirola particularly attractive to international buyers.
Foreign residents in particular appreciate that many facilities remain open all year round and that the town continues to offer a lively lifestyle outside the peak season.
Benalmádena is gaining importance
Benalmádena is also increasingly coming into focus.
The municipality between Málaga and Fuengirola offers a combination of sea, nature and excellent accessibility. The Puerto Marina marina, its proximity to the airport and numerous residential developments with sea views make the area particularly attractive to buyers.
Properties with views, modern new-build developments and apartments in well-connected areas are particularly sought after.
Why is demand changing?
Several factors are driving developments in the Costa del Sol property market. The significant rise in prices in Marbella and other well-known luxury areas is leading more and more buyers to search for attractive alternatives. Many still want to enjoy the Mediterranean lifestyle but are willing to move a few kilometres further away if they can gain more living space, a better location or a more attractive price-to-quality ratio.
At the same time, the priorities of many property buyers have changed. Large terraces, home office facilities, green spaces and a high quality of life now play a much greater role than they did in the past. With more than 300 days of sunshine a year, numerous beaches, diverse natural landscapes and an international atmosphere, the Costa del Sol meets exactly these requirements.
Added to this is the continued strong demand from abroad. Excellent flight connections, modern infrastructure, access to healthcare and the mild climate make the region particularly attractive to international buyers.
For many, buying a property on the Costa del Sol is no longer simply a financial investment, but the beginning of a new chapter in life.
It’s not just the property market that is benefiting
The growing demand is also having an impact on other sectors. New restaurants, services, international schools and leisure facilities are emerging in the areas where more and more people want to live.
This development is transforming entire communities: former holiday resorts are increasingly becoming year-round residential locations with an international character.
The Costa del Sol is taking on a new identity
The future of the Costa del Sol will not be shaped by Marbella alone. While the luxury city will retain its unique status, new centres with their own appeal are emerging along the coast.
Estepona, Mijas Costa, Fuengirola and Benalmádena show that demand has become more widespread. Today, buyers are not only looking for prestige, but above all for quality of life, a good location and an environment where they can live permanently.
