A private penthouse just minutes from the city centre. A spacious garden on the outskirts or an elegant villa in a quiet residential area. Spaces that were once strictly private are increasingly being rented by the hour across Spain for celebrations, meetings and social gatherings.

Birthdays, farewell parties or small corporate events are no longer automatically held in restaurants or traditional event venues. Faced with rising prices and a growing demand for more personalised experiences, many people are opting for private homes — even if they do not belong to them.
Platforms such as Cocopool have capitalised on this shift. After the success of renting out private swimming pools, particularly during the summer months, the model has expanded to include terraces, gardens and indoor living spaceswithin occupied villas and detached houses.
What began as a niche trend in large cities has now spread nationwide. Listings can be found not only in Madrid, but also in Barcelona, Valencia, Málaga and Seville, as well as in residential areas surrounding major urban centres. Properties offering outdoor space, privacy and easy access are among the most in demand.
Hourly rental prices can reach up to €150, depending on location, size and amenities. In return, users gain exclusivity, flexibility and a domestic setting that conventional venues often lack. The appeal lies in the combination of comfort, discretion and the feeling of enjoying a private home — if only temporarily.
For homeowners, the model represents an additional source of income at a time of rising living costs and tighter regulations on tourist rentals. For users, it offers a way to host events without the constraints of commercial venues. However, the trend also raises questions about regulation, taxation and the impact on neighbours, as the boundary between residential use and commercial activity becomes increasingly blurred.
What started with the rental of private pools has evolved into a growing segment of Spain’s leisure and property market. The private home — whether one’s own or someone else’s — is fast becoming the event venue of choice. By the hour, discreetly and on demand.
